We are looking for Assistant Project Managers (APM) in both our Design Managment and Construction Management teams. We have openings for both Design Management and Construction Management APM positions. The role of APM requires strong interpersonal, communication and organizational skills, ability to self-direct, knowledge of the design process, design project phases, construction industry, field construction practices and related construction administration processes. This position provides design management support and may be asked to help with general project support.

Essential Job Duties

APM Design Management

Understand the services required by the OAC contract with the client.
Understand the services required by the OAC contract with our design collaborators.
Assist with administration of the design and/or construction contract as assigned.
Support cross discipline design coordination.
Facilitate involvement of the project’s key stakeholders at appropriate levels and times.
Assist in review of construction documents for constructability, biddability, completeness, errors, and omissions.
Provide quality assurance through digital BIM review, drawing and specification back-checking, maintenance of design management tools, design change narratives, job site walks, preparation of daily reports or logs, etc.
Review of General Contractor’s as-built documents.
Understand impacts of construction RFI’s, Field Orders, and Change Order Proposals.
Maintenance of RFI’s and Submittal logs, tracking and reporting status.
Participate in project meetings with the Design Team, General Contractor, Client, and respective parties.
Drive to various job sites/offices.

APM Construction Management

Understand the services required by the OAC contract with the client.
Gather and/or prepare information for Change Orders, Claims, etc.
Maintenance of RFI’s, Change Order, Daily Report and Submittal logs, tracking and reporting status.
Review of General Contractor’s as-built documents.
Procure or assist in procurement of contract required documentation, O&M manuals, as-built drawings, guarantees, warranties, keys, etc.
Develop and maintain project progress photos and required photos/videos/claim documentation.
Coordinate Assist with commissioning and testing of building systems and equipment with the Design Team, as required.
Assist in reviewing and verifying monthly consultant and contractor progress payments.
Review, confirm, prepare and/or assist with preparation of project master schedule.
Manage FF&E procurement and installation.
Facilitate owner integration prior to and during the occupancy phase of the project.
Facilitate involvement of the project’s key stakeholders at appropriate levels and times.
Participate in project meetings with the Design Team, General Contractor, Client, and respective parties.
Drive to various job sites/offices.
May include other duties as assigned.

Required Experience & Education

Bachelor’s degree from an accredited university or equivalent experience required.
1-4 years of design project management experience
Excellent communication skills, both written and verbal, with the ability to support the PM in presenting complex information to diverse audiences.
Detail-oriented with a commitment to accuracy and quality.
Knowledge in Revit, Navis Works, Word, Excel, PowerPoint, Bluebeam, Smartsheet, Microsoft Project or other scheduling software.
Experience with web-based project management tools.
Must have an acceptable driving record.
Preferred Experience & Skills

Professional Architecture or Engineering degree
Experience in project management in a sustainability setting.
Proficient in REVIT, Navis Works, and Smartsheet.
Experience with public sector transportation/aviation projects/clients.
Alternative delivery method experience such as GC/CM or Progressive Design Build.
