Code Mode | Understanding the Seattle Existing Building Code

This is the second session in the 2024 Code Mode Series presented by AIA Seattle’s Code Committee.

Join us for a two day seminar on understanding the Seattle Existing Building Code (SEBC). Day 1 delves into the code’s philosophy and explores requirements for building reuse and substantial alterations. Day 2 features case studies to illustrate practical applications and emphasizes key compliance areas such as substantial alterations, building performance, and changes of use within existing structures. Participants will gain insight into critical code compliance areas, including Seattle’s unique substantial alteration definitions and requirements for building reuse.

MEET OUR SPEAKERS

Moderator: Ana Parke, AIA, Senior Associate, Runberg Architecture Group | Ana has over a decade of experience as a licensed architect, contributing to the design and delivery of several nationally recognized sustainable multifamily buildings in Seattle.  She has dual advanced degrees in architecture and construction management from the University of Washington.

 

 

Moderator: Leonard A. Ruff, AIA, NCARB, Owner and Principal, Cascade Mission Critical, LLC | Leonard has over 40 years of experience in the field of architecture, starting with many years as a retail specialist but eventually developing a practice area in designing mission critical technology facilities.  Leonard worked with several Seattle area firms for many years before establishing his own firm in 2014 to focus on the design of data center and other types of technology related facilities.

 

 

Cornell Burt, P.E., Senior Structural Plans Engineer, City of Seattle | Cornell has served the City of Seattle for 23 years, leading the existing building plan review team for 10.  Before joining the city, he served as an Army engineer officer and worked in private consulting firms for 8 years.  He holds an M.S. in Civil Engineering from WSU and spends his spare time chasing critters on land and sea with his family.

 

 

Duane Jonlin, FAIA, Energy Code and Energy Conservation Advisor, Seattle Department of Construction and Inspections | Duane Jonlin is responsible for development of the Seattle Energy code, and for eight years chaired the Energy Code Technical Advisory Group for the Washington State Building Code Council. At the national level, he is a voting member of the ASHRAE 90.1 Committee and serves as Chair of the IECC Commercial Energy Code Consensus Committee for development of the 2024 IECC. Prior to taking his position at the City of Seattle, Duane was a principal at NBBJ, with 30 years’ experience designing complex projects as a technical architect. He is a featured speaker nationally on issues of energy efficiency and energy regulations, and in 2016 was elected to the American Institute of Architects College of Fellows.

MEET OUR PANELISTS

Andi Burnham, Principal, Delta E Consulting | Andi has over 14 years of experience in both HVAC design and energy modeling and analysis. In her role she participates in an integrated design process, working with architects, mechanical, electrical, and plumbing engineers, lighting designers, sustainability consultants, and commissioning agents to find pragmatic and optimized solutions for each project’s goals. She has experience building energy models of existing facilities calibrated to utility bills, giving her a fascinating window into the (sometimes wide) gap between design modeling and actual building operation which helps inform her practical approach to consulting.

 

Chris Angus, Senior Vice President, Development, Unico Properties, LLC | Chris Angus has over 25 years of industry experience and leads the Unico Properties development team. He has worked in diverse roles such as real estate development, general contracting, and consulting with project experience in commercial, educational, hospitality, institutional, non-profit and residential projects at all levels of design and construction.

 

 

Eric Vander Mey, Principal, Delta E Consulting | Eric has over 25 years of mechanical system design and  construction experience with both MEP consultants and design build mechanical contractors in Western Washington. He is a regional expert at leading integrative design teams on high-rise residential mixed-use, high-rise office and other complex projects. While at Rushing, Eric led the technical engineering design for the company, providing leadership and support for all seven design and consulting studios (Mechanical, Electrical, Plumbing, Lighting, Energy, Sustainability and Commissioning). Eric’s holistic approach to the design of the building envelope and MEPL systems is tailored to meet each project’s energy usage, carbon emissions, and wellness goals.

Kate Weiland, AIA, Partner, BuildingWork | Kate Weiland, AIA, has been a leader at BuildingWork since the firm’s founding in 2016. Now a Partner, Kate’s active leadership shepherds our most complex projects through clear communication, organized execution, and a collaborative approach to design.  With expertise in both new construction and the transformation of existing buildings through adaptive reuse, Kate oversees the firm’s quality control, production standards, and project compliance. Her practice explores how buildings can successfully adapt to meet future programmatic and environmental needs, and her vision guides the creation of vibrant civic spaces for communities.

Rebecca Hix Collins, PE, SE, LEED AP, Senior Structural Project Manager, Coughlin Porter Lundeen | Rebecca Hix Collins is a Senior Structural Project Manager at Coughlin Porter Lundeen. A seismic resiliency expert, she’s spent more than two decades advocating for seismic safety, designing seismic renovations, and building an extensive URM retrofit resume. As a firm, Coughlin Porter Lundeen has evaluated and retrofitted countless Pacific Northwest buildings, with Rebecca leading many of these projects. Her resume includes retrofits of the King County Courthouse, Palladian Hotel and State Hotel, and alongside Terry Lundeen, she’s been involved in writing national provisions for evaluation and retrofitting. She is a member of the ASCE Seattle Section History & Heritage Committee, has served on the ASCE 41 Analysis subcommittee, and presented SEAW seminars.
